Momento is a major residential development in Hayes led by Greystar, an organisation recognised for successful regeneration projects. The scheme delivers new homes and commercial space across six buildings, drawing inspiration from Hayes’ brickmaking past while introducing contemporary architecture and high-quality landscaped podium environments.
Designed to reflect the area’s industrial heritage, the development provides 407 residential units supported by flexible commercial space and interconnected podium levels. Brick façades echo Hayes’ historic identity, while modern detailing and generous amenity areas create a strong sense of community.
The scheme is arranged over six blocks rising up to 11 storeys, each constructed as reinforced concrete frames positioned above first-floor podium decks. These elevated podiums deliver shared landscaped spaces for residents while concealing parking areas at ground and mezzanine level. Through close coordination with the design team, structural strategies were refined to maintain architectural intent while ensuring efficient layouts and cost-effective construction.
The project required careful integration of transfer structures due to differing layouts between the podium level and the residential floors above. Early and detailed collaboration with the architect enabled the design team to minimise transfer requirements, limiting them to a few localised areas — primarily above vehicular access ramps where headroom constraints were more manageable.
The reinforced concrete frame system was engineered to provide stability across six independent blocks while accommodating varying building heights and façade treatments. Additional complexity arose from the site’s proximity to the canal, requiring close liaison with the Canal & River Trust — including coordinating surface-water discharge strategies and facilitating repair works to existing canal walls.
The resulting scheme blends robust structural solutions with sensitive contextual design, contributing a modern residential landmark within Hayes’ evolving urban landscape. The careful interplay of historic reference and contemporary delivery has created a place with strong identity and lasting community value.
